So the weather is STILL all over the place in the Carolinas, LOL. You've got the heat running in the morning and overnight, then the afternoon heats things up to 75+ and you've got the AC going! With all that in mind, it sure does make you think about where all the energy's going. For instance, I just spoke to a friend who found out that an automated fan in her attic was sucking all the warm air out from downstairs ... thus the $300 heating bill! And when you realize that, on average, half of the energy used in a home is for heating and cooling, you start to see how things can really add up.

Julie LaTerra Homes is excited to make available to you some key findings from the American Institute of Architects (AIA) Home Design Trends Survey for the 2nd quarter 2009.

Reflecting homeowner preferences, this survey focused on home design trends that are gaining popularity in the areas of home function, systems and products. Almost five hundred residential architects, covering all facets of the residential design profession, were surveyed on emerging design preferences of homeowners.

The study found with homes downsizing and prices shrinking, homeowners continue to choose energy-efficient options and low maintenance products while scaling back on special function rooms such as media rooms/ home theaters, exercise rooms, guest or kid wings, and three-car garages. Yet Julie LaTerra Homes’ buyers are still using their homes as passionately as ever. For instance, home offices, still the most popular ‘special function’ room, may be used to limit commuting to work, or as the principle office for a growing numbers of home-based self-employed workers and small businesses.

Energy-efficiency is tops on the list of homeowner’s requests. Double and triple glazed windows, low-maintenance materials, extra attic insulation and alternative home insulation (such as spray foam, structural foam panels or our favorite – healthy cellulose) continues to increase in popularity at Julie LaTerra Homes. Other popular home features such as first-floor master bedroom suites, elevators and ramps, and easy-to-use features such as door handles and faucets all improve accessibility within your home.

Recently, we have had several customers visit us at Julie LaTerra Homes Design Center who are considering building a brand new custom home. They do have to sell their current home and are in the process of doing all of those things necessary to get their home market-ready.
As you know, curb appeal is so important and you want your home to stand out from the others. If you are in this situation, one of the things that you need to do is to prepare your lawn and now is the perfect time to do that. You need to aerate, put down grass seed and fertilize. Also, water your lawn for a few minutes daily for the first week. Within a week to ten days you should see new grass growing and the rest of your lawn will look lush and green.

Achieving Customer Satisfaction

Have any of you read the book called The Fred Factor by Mark Sanborn? The main point of the book is that no matter what your job is, there are things you can do to provide excellent customer satisfaction. He used his mailman as the example of this and, yes, his name is Fred.
I am always on the lookout for excellent customer service and recently had a fabulous experience that I wanted to pass along to you. Of all places, it was at the grocery store, which was where I least expected to experience it. I was in a hurry to check out as I was running late to my next appointment. I had some cases of water in my cart and was going to put them on the platform to speed up the process. Before I had a chance to do this, the cashier explained that her scanner could do this with the items still in the cart and that I did not need to remove them. As she scanned all of my items, she asked me about my day, and made sure my groceries were packaged the way that I like. She also made sure that someone helped load the groceries into my car. She definitely exceeded my expectations!
All of the cashiers are trained the same way at this store, but she went above and beyond to make sure that I was satisfied. I am a frequent shopper at this particular store and the cashiers do not always provide the same level of service. She genuinely came across as being interested in making sure that I had a pleasant shopping experience. It created a memorable experience for me and when I am at this store, I always look to see if she is working so that I can go to her line. We actually gave her a “Fred Award” for her outstanding service.
As a custom homebuilder, it has always been very important that we give our customers the very best in customer service. This past weekend I went to see the movie “Julie and Julia” and loved every moment of it. If you haven’t had the chance to see this yet, please put this on your “Must Do” list. Meryl Streep is phenomenal as Julia Childs! There is a scene in the movie where Julie, who has decided to cook through every recipe in the Julia Child’s cookbook in 365 days, has a complete meltdown in her kitchen. She is living in an apartment that is 900 square feet, so you can imagine how small the kitchen is.
I am sure we can all relate to that feeling of needing more cabinet space to store the appliances, dishes, and other cooking utensils. We all know the desire to have a pantry that allows us to find things quickly and where we can stay organized. We all know the desire to have more countertop space where we can master that complicated and complex meal preparation. We need to spread out, but are so limited and it can definitely cause frustration. We all know when the kitchen is too small, and when more than one person is in this vital room, the feeling of claustrophobia that overcomes us. Throughout the years of being involved in the custom home building industry, we have discovered that the most favorite room in the home is the kitchen. That is not too surprising since it is the place where family and friends gather to share meals, engage in conversation, enjoy a cup of coffee and reconnect at the end of the day. Because of the versatility of this room, there are several things that you will want to consider when planning your ideal kitchen.
One of the things that you will need to analyze is your budget. The majority of the costs will be spent on flooring, appliances, cabinets and countertops. You need to consider the way you live and what items are most important to you. If cooking is not that important to you, you may not want to invest in the top of the line appliances. On the other hand, if you are an aspiring Martha Stewart or Rachael Ray, state of the art appliances might be exactly what you need.

The other day, I read an article in Southern Living Magazine about 6 things that you can do for a healthier, happier you. These are some practical and fun ideas for a family or individual. The only one I would have to give some serious consideration to is item #5 on the list! I hope you enjoy these and can incorporate these into your lifestyle.
1. As the kids head back to school, help whip their minds into shape by playing board games with them. It’s true: Brain-stimulating memorization games can make you smarter. These activities increase skills such as reasoning and problem-solving. So get out that game of Concentration or Memory (if you can remember where it is).
2. While schedules may be picking up, don’t forget to pencil in some family time around the table. Teens who dine with their families five or more times a week are less likely to use drugs or alcohol and more often earn better grades. The fact is teenagers actually want to eat dinner with their families--even if you’re having leftover meatloaf surprise.
3. Enjoy summer until the very last sun drop. Spending 10 or 15 minutes outside gives you enough vitamin D to lower your chance of developing peripheral arterial disease (PAD). PAD occurs when fatty deposits build up around the lining of the arteries, causing a decrease in the flow of blood and oxygen. While doctors don’t yet know exactly how vitamin D is linked to lower occurrences of PAD, it seems that a daily dose of heavenly sunshine is part of the ideal prescription for artery health.
4. Be sure to schedule some time for you too. Meditating for 20 minutes a day can reduce the stress hormone cortisol, as well as increase your energy level and strengthen your immune system. As a bonus to you and your family, meditating can also reduce anxiety, depression, and anger.
5. Recent research shows that drinking 2 cups of beet juice a day may reduce blood pressure. This powerful root veggie contains nitrate, which has also been proven to fight colon cancer and protect against heart disease. Now I just can’t see myself chugging down “straight up” glassfuls of the tangy, purple-red liquid, but maybe I’ll try to find a recipe for a beet smoothie. Yum!
6. Here’s a sunny thought: You may be able to delay biological aging by up to 12 years by doing aerobic exercises (and having healthy habits, of course). Sticking with a workout regimen throughout life helps increase metabolism, which normally slows in middle age. Aerobic exercise also allows you to maintain strength, balance, and coordination, which help deter injuries or illnesses.

Recently, I have been thinking about the different stages of life, infancy, childhood, adolescence, early, middle and late adulthood. As humans we are either growing or dying. There may also be times in all of our lives where we plateau and don't do anything to cause us to become better or improve. We stop pushing ourselves to become better and we become stagnant. We just coast along and don't do anything to stretch ourselves.
When you don't set goals, you become stagnant. It reminds me of looking at a Petri dish in science class that is filled with water that has not been able to circulate. It is stagnant and has the appearance of mold and algae growing in it. Definitely not a pretty picture and definitely not where you want to be, I am sure.
Several years ago, I realized that I needed to start setting goals and experienced the great feeling of happiness when I achieved my goals. When you reach your goals you are growing and maturing and bearing fruit that, otherwise , you would not bear.
I encourage you to take some time and examine your life and your work. Where are you in the growth cycle? Choose to move towards growth. Blood Drive

The staff at Julie LaTerra Homes, Charlotte’s premier custom home builder, had the opportunity to participate with the Huntersville, North Carolina American Red Cross in their “Give a Pint Get a Pint” Blood Drive on Thursday, July 9, 2009. Ben and Jerry’s gave a pint of free ice cream to all who donated a pint of blood and the turnout was excellent! It was such a great opportunity to meet and get to know the staff and volunteers of the Huntersville, North Carolina American Red Cross. It was also a great opportunity to meet so many people from all different walks of life who donate not only their blood, but take the time out of their busy schedules to help with such a worthy cause.
It had been quite a while since I donated blood and I was a little nervous at first because of the prick of the needle. Fortunately, there was nothing to it and for 15 minutes of my time; I got a free T-Shirt, a free pint of Ben and Jerry’s ice cream, free tickets to a Charlotte Knight’s baseball game and a coupon at Dick’s Sporting Goods. I haven’t even mentioned the great snacks they served afterwards. Change

Recently the topic of “change” has been on my mind and has been the topic of many conversations I have had with different people. A friend of mine who is definitely over weight had to have a test done where they injected dye into her heart to see if there were any blockages. Fortunately, for her the test came back negative. I asked her what her cardiologist thought might have contributed to her symptoms since her heart looked fine. She said that he told her it could be because of her weight. She has a follow up appointment scheduled with him in a couple of weeks to talk more about this. It will be interesting to see if she changes her diet and looses the necessary weight.
So often we want to change and we start implementing some of the things we need to start the process, but we give up so quickly because we don’t see the results quickly enough. For change to really happen, the pain of remaining the same has to outweigh the pain of the change. For my friend the pain of remaining over weight has to outweigh the pain of giving up some of her bad eating habits.
Perhaps you are struggling with the need to make a change in your living situation. Maybe the home you are living in does not have enough storage or you need additional space to entertain your family and friends. Maybe you are tired of dealing with stairs and would like to have all your living space on one floor. You think about these things, but the thought of moving seems too overwhelming. Run like a Girl

This morning on my way into work at Julie LaTerra Homes, a woman and boomer focused Charlotte, NC custom home builder, I stopped in at Starbucks to get a coffee and on their bulletin board, and I noticed an ad for an 8K race in Charlotte that will be held on September 19, 2009. It is called “Run like a Girl 8K”, a women’s only event that will be held at the National Whitewater Complex. You have the opportunity to join up to 1,000 women in this race and help change the lives of women who have been affected by ovarian cancer. This 5 mile women’s only run, jog, or walk is and easy and fun way to help raise money for the HERA Women’s Cancer Foundation and to encourage you to take power of your own health. As women we are constantly taking care of others and often put taking care of ourselves last. I encourage you to put yourself first, at least for a few minutes, and visit their web site to learn more about this disease and what this organization does to help raise awareness.
This could be a great opportunity to get a group of your friends or co-workers together and do this as an event to help raise awareness and money for a very worthy cause. They are also going to have a kid’s mile (girls only) event. What a great way for you, mom, to participate in a fun event with your daughter. Who knows, it also might be a great way to start getting into shape and achieve that fitness goal that so many of us made at the beginning of the year. It is not too late.

Find the Value of Your Home with a Free Online Home Evaluation

The other day I had a conversation with someone who wants to build their dream home with Julie LaTerra Homes, Charlotte’s premier custom home builder. He has a home to sell before he can move forward with his plans. This conversation provided some thoughts that I wanted to share with you, so this is part one and I will share part two with you next week. His concern is that some of the homes in his neighborhood have sold for less than what they would have sold for a couple of years ago and others have sold for more than what he paid for his home. I asked him if he had thought of calling a Realtor to do a Competitive Market Analysis (CMA).

For those who don’t know, a Competitive Market Analysis is a comparison of the prices of recently sold homes that are similar to a listing seller's home in terms of location, style and amenities. He had not considered that possibility and was pretty excited about what he may learn by having that done. One way to start this process is by checking out www.zillow.com. You can get a great idea of the price range of the home. You put in the information and they will give you an estimate of the value of your home. A Realtor who is knowledgeable of your market area can provide more in depth information to you.

If you have not had this done before on your home, call one of the local Realtors who is familiar with your community and they would be more than glad to do this for you at no charge. You may be pleasantly surprised at what you may learn. Remember, even if you are not able to sell your home for the price you desire, now is a great time to buy because pricing for new homes is currently very aggressive so you can take advantage of that excellent opportunity.

This week’s Quick Tip for your Work Week is about sharing files online with Google Docs. Google Docs is a free, web-based word processor, spreadsheet, presentation and form application offered by Google. It allows you to create and edit documents online while collaborating real-time with other users.

Instead of having to take one document and send it out to several people, you will take your one document and post it in your Google Docs where other authorized users can then go to collaborate.

With Google Docs you can:
· Upload files from your desktop that you want to share. You can also save them here too.
· Edit your documents anytime you are online, from any web browser
· Share documents with friends and co-workers and control who has permission to make edits

Here’s how we use Google Docs:

· Keep track of online accounts and their usernames and passwords

· List computer issues for your web dude – i.e. We gave our web dude access as a user and now prior to coming to our office, he looks at our Google Doc and can prepare for his visit by bringing potential parts with him. On the same token, he can then redline something or check it off when it is done. I can use the document to proof billing – if he bills for something as being fixed, I can look back and verify whether that item is fixed or not…seamlessly – at one spot – without having to send multiple emails back and forth!

Versatile Color Blue

Color matters. Studies show people put a higher importance on color over touch, smell or hearing. Did you know your eyes would blink less frequently when exposed to the color blue as opposed to the color red?

Blue jeans and blue skies; blue feels and smells clean. Think of pastel sky blue and you will feel passive, even dreamy. Blue can express trustworthiness, reliability, confidence, intelligence and belonging, which is why it is frequently the color of police uniforms. First place contestants receive blue ribbons and a ‘blue power suit’ is the traditional suit worn in the business world. Blue depicts coolness, consistency, dependability, quietness, and freshness and is the favorite color of most people.

My favorite flower, the blue hydrangea, makes me think of blue skies, peaceful oceans, and favorite summers spent in Nantucket. The deep blue petals of the iris, the lacey light blue of a hydrangea, or the dramatic blue of violets imply faithfulness and can bring calmness to our hectic worlds. Perhaps this is the reason why so many of us choose blue flowers when we want to send a message of peace and tranquility.

Blue plays a significant role in other cultures. In ancient Persia ‘Blue’ was a sacred color symbolizing paradise. In Egypt, the color ‘Blue’ was a symbol of the Nile and related to crops and fertility. In early Europe, warriors painted their faces ‘Blue’ prior to going to battle. Finally, according to Western tradition, ‘something borrowed something blue’ is representative of faithfulness and loyalty.

Here is some ‘Blue’ trivia. Have you heard the saying ‘once in a blue moon?’ The Farmer's Almanac describes a blue moon as the phenomenon of a full moon occuring twice in one calendar month.

You ask ‘How do I use ‘Blue’ in home décor?’ Well, the Blue Room at the White House is used for receptions, receiving lines, and small dinners. A blue room can be grand and majestic like the White House or calming, where time passes slowly and you will not feel rushed. Colorful farmhouse blues and yellow combine well and work perfectly in a room. Use Nantucket Blues and white accents for a breezy, nautical feel. Fun and whimsical blues can make a fine addition to your new home. Make bold statements in your home with blue walls. I just read a great article about the 20 cities where the most boomers plan on retiring. Believe me you will like what the cities that are on the list. In less than two years, the baby boomers will turn 65. The Urban Institute researchers are saying that this is going to be the beginning of what could be called the “tsunami of senior growth in the next decade.” Between 2010 and 2020 the senior population is expected to grow by 36 percent.

Today, boomers are defined by a common life stage -- midlife -- that occupies an expanded period from their 40s to late 60s. Their experience of midlife is new because they can expect to live up to 20 years longer than past generations. Most look and act younger than their parents at this age. Reinventing Your Home

Recently I came across some statistics that I thought you might find enlightening, just as I did. A poll by AARP found that 84 percent of the population over the age of 50 would like to remain in their homes, but only 16 percent of them have modified them for safety or comfort.
Demand for suitable housing is expected to increase as baby boomers hit 65 in 2011. By 2050, one in five Americans will be over the age of 65, with the fastest growth in suburban areas, according to data from the Census Bureau.

Plan designers have been focusing on strategies to create age-friendly homes in what might be called boomer towns. Using universal design in new construction and remodeling existing homes is one way to keep people in their homes as long as possible. This allows people to “age in place.”

Some of these features include wide doorways, no-step entrances, and wider hallways, grab bars in the bathrooms and walk in showers. Other items in universal design include lower kitchen cabinets in certain areas in the kitchen, all the bedrooms on the main floor, and appliances that can be installed at varying heights.

The great concept of universal design in housing is that it is not just for the boomer generation. It has appeal to the Generation X’ers as well because they don’t have to lug strollers and groceries up the stairs, and children can easily use countertops that are a little lower than the normal height. Universal design in housing does not make a home feel or look like it is designed for “old people."

ACT NOW! Mortgage Rates Fall as They Approach All-Time 50-Year Low

Rates on 30-year fixed-rate mortgages dropped below 5 percent this week as the Federal Reserve seeks to push mortgage rates lower. Homeowners see this as good news as they line up to lock in new mortgages at lower rates.

Freddie Mac reports 30-year fixed rate mortgages fell to an average of 4.98 percent. One year ago, 30-year mortgages were averaging 5.87 percent.
Nancy Vanden Houten, economist at Stone and McCarthy Research Associates, believes we have “found bottom” and that interest rates will hover between 5.00% to 5.25% for a while.
Market watchers report adjustable rate mortgages are also down from rates one year ago, however, there is little difference in rate to cause buyers to choose this riskier mortgage product.
And on the refinancing market? The Mortgage Bankers Association reports refinance applications jumped 30 percent last week. Refinance of existing mortgages in January jumped to their highest level since 2003. The expectation is that refinancing demand is likely to continue this summer as a new federal program to help homeowners lower their monthly payments kicks in allowing people to refinance and get out of high-rate mortgages. One of the “Industry Phrases” that you may have heard is a term that encourages you to “Bring the Outside In”, but what does this truly mean? Many cookie cutter production home builders will tell you that this can be accomplished by allowing extra windows in certain living spaces. Unfortunately they are telling you this because that is all they offer to help you accomplish this. What they are not telling you is that there is a whole line of products that exist which can help you “Bring the Outside In”.

Yoohoo Bamboo!

My new favorite thing is bamboo flooring… Its exotic color and grain looks great with a multitude of decors. Available colors range from light blonde to deep honey to darker coffee shades, and don't limit you to Asian-inspired themes. The best thing though, it's green!

Bamboo is actually a grass so it grows very quickly and can be harvested in three years! It comes back without replanting and doesn't need any harmful pesticides or fertilization. And, don't worry; the most common species used for flooring, Moso, is not eaten by pandas.

Bamboo flooring is not intrinsically harder or better than other wood floors (it is comparable to them), just a more responsible choice
Multiple shades are available, as well as stronger engineered types (furniture won't leave "cup" marks on an engineered floor)
Different construction methods change the look, the appearance of the "knuckles," as well as affect the strength and durability of the flooring
3 foot and 6 foot planks are available to accommodate a variety of tastes

There is always some "TMI" info that has to follow all the perks… Bamboo is recognized as a green material by LEED, but does have to meet certain standards because of the environmental issues that arise from unsustainable harvesting practices. Erosion, unknown/unregulated Chinese manufacturing practices are always a concern and the use of equipment, toxic binders and finishes can cause pollution.

There is an easy solution to avoiding intensive research though so you can enjoy your new "green" floors ASAP… The Forest Stewardship Council (FSC) has already done the research on which brands and products meet the guidelines for environmental sustainability and social responsibility. Green vs. Energy Efficient… Surprising find in Charlotte, NC

While Julie LaTerra Homes was promoting a recent open house, we included information on the green and energy-efficient aspects of the home in our flyers and emails. We expected people would be very interested in the green "angle," but we ended up being very surprised! Everyone was interested in the features that made the Julie LaTerra Home less expensive to operate than their current house.

The current economy has definitely changed a lot of things, especially people's priorities. Right now the number one priority is protecting your wallet, I know mine definitely is! Protecting the environment and using expensive green products is secondary for most. In times like this, energy-efficient products seem like a great way to bridge the gap between cost savings and being mindful of the environment. These products are easy to incorporate into your custom home or into updating your current house.

CONCORD, N.C. -- There's no question the country is in a major economic slump. But is the Charlotte region the best place to be to weather the storm?

One homebuilder who moved to the area a little more than a year ago says,"Yes." But you have to be willing to change with the customers.

"My father is a homebuilder and I just grew up in the business," said Julie LaTerra, sitting in her Concord design center.

Customers here are surrounded by pink and green, by images of what their new home could look like. The focus is clearly on women.
"We're really unique in that we focus on women as the ones who make the home buying decision," LaTerra said.

The move to the Charlotte region was the first expansion for LaTerra's Connecticut-based company. And it came when the real estate market here was already slowing down. On moving here, LaTerra says the choice was clear.

"Everything pointed to the Charlotte market. And as they say now, Charlotte is the last one out and the first one back in," she said.

LaTerra refers to larger drops in sales and construction in other parts of the country harder hit.
"2009 is going to be challenging year, but it won't be a year where people won't build homes," said LaTerra, who's been in this business more than 30 years.

Her staff, which includes her son Dante, is still seeing a steady stream of customers. But now more than ever, they're making sure every dollar counts.

LaTerra says potential home buyers are doing more research and are more discretionary when it comes to what they need.

"Do they really need that extra 5 feet? And we're finding that today's consumer is saying, 'You know what? I don't. I still want everything in a home, but I really don't need that big marshmallow type of home,'" said LaTerra.

Unlike builders with large master planned communities, right now LaTerra is only building customized homes lot by lot. They range in price from $250,000 to more than $1 million.
The price, though, depends on what the customer needs. Oftentimes, like a house she showed NewsChannel 36 in north Charlotte, the homes are built on land the homeowner already owns.
LaTerra's seen the local housing numbers. In December, residential closings were down more than 42 percent from the same time last year. The average price decreased more than 8 percent. Still, she feels her woman-focused, one house at a time approach is one that can weather the storm.

"It is a made from scratch experience, exactly what they want without just, you know, getting rid of product that I have out on the street and can't sell. That is something that you're seeing right now," said LaTerra.

What else happens during a housing slump? LaTerra says people cocoon. They stay in their homes and spend less money going out. In her design center, that is now being factored into customized floor plans, which focus more on entertaining.

Another sign of the times, the company has added a wealth manager to help clients figure out whether they can afford to build now, or if it's smarter financially to wait.

Great Bathroom Trends for 2009!

Yes, we are doing more in our bathrooms these days than just brushing our teeth. Watch for showers that offer aromatherapy, hydrotherapy and color therapy, and refrigerated vanity drawers for storing those refreshing tub-side beverages. With heated towel racks, suede or leather drawer pulls and stereo surround sound, the bathroom is truly a sanctuary for the senses.

Bathroom as Refuge -In this bathroom, a curving, freestanding shower features a sit-down spa area with 10 massaging spa jets, a high-power showerhead and a relaxing steam option. The tiles on the back wall are a smaller version of the floor tiles, giving the room a seamless look.

Custom Comfort - BodySpa systems are ergonomically engineered for the ultimate in comfort. Seats, jets, headrests, footrests and lumbar supports are placed exactly where they need to be. An integral heater is standard on all BodySpa systems and helps maintain the original water temperature for the duration of the hydro-massage experience.

Continuous Water Recirculation - The system recirculates water up to two times per minute. The result is about 80 gallons per minute of hydro-powered cylinders of water, more than the combined delivery of 25 average showerheads, directed at all the right places to work away tension and stress.

KOHLER BodySpa Systems utilize a concept similar to whirlpool bathing. Simply fill the basin with water and activate the pump to start the flow of water. 2009 - The Best Year Ever!

The other day, I was listening to a conversation between two people who were talking about how they could not wait for 2008 to end. Their hopes are that 2009 will be better. One of the ladies recounted all of the bad things that had happened personally to her, such as having had skin cancer removed; her mother had been hospitalized; she tore a ligament in her knee, etc. As I listened to her I thought, “Wow, what a negative perspective. The cancer was not melanoma, her mother’s health improved; while a torn ligament is painful, it did heal; and the other incidents that she described turned out well in the end.” Her perspective on the entire year was so negative. It made me wonder how many of her 40 plus years were viewed from that negative perspective.

As we look back at 2008, we know at Julie LaTerra Homes that we had a great year and as we look forward to 2009, we do so with eager anticipation that it will be the best year ever. You may be wondering how a custom homebuilder can view 2008 in a positive light. We believe that despite what the media says, now is a great time to buy a brand new home. Pricing is very aggressive and there is definitely increased availability in the marketplace. I came across a statistic the other day that said for the first time in 40 years, we are seeing both low interest rates and low pricing. How awesome is that! With aggressive pricing and historically low interest rates already in place, 2009 will be the best year ever.
